STEP 1: Get Pre-Approved for a Mortgage

Why is Pre-Approval Important?
A pre-approval helps you understand how much you can afford, making it easier to narrow down your home search. It also shows sellers that you’re a serious buyer, which can give you a competitive edge in a hot market.
How to Get Pre-Approved
You can contact a mortgage specialist at a bank or work with a mortgage broker. I prefer working with brokers, as they have access to a wider range of lenders and can often secure more favorable terms. However, the choice is up to you based on what you’re comfortable with. They provide the lowest rates available in Canada and allow you to experiment with different down payment amounts to find a payment schedule that works for you. Once you have your pre-approval, we can confidently move forward with your home search.
STEP 2: Define Your Needs and Budget
When purchasing a home, you’ll need to budget for closing costs and ongoing property taxes:
Start by identifying your must-haves and nice-to-haves:
Location: What neighborhoods are you considering?
Type of Home: House, condo, townhome, or other?
Size and Features: Number of bedrooms, bathrooms, special amenities, etc.
Budget: How much are you comfortable spending? Be sure to factor in additional costs like closing fees and property taxes.
Understanding Closing Costs
Closing Costs: These fees are paid when finalizing your home purchase. They can range from 1.5% to 4% of the home’s purchase price. Here’s a breakdown of common closing costs you may encounter:
Legal Fees: Typically range from $1,000 to $2,500 for your lawyer’s services.
Title Insurance: A one-time fee, often around $500 to $1,000, to protect against potential ownership issues.
Land Transfer Tax: This depends on the purchase price and location of your home. For example, a $400,000 home in Ontario would have an estimated land transfer tax of $4,475.
Home Inspection: Generally costs between $500 and $700, depending on the size of the home.
Appraisal Fee: If required, an appraisal usually costs between $300 and $500.
Note: If you’re a first-time homebuyer, you may be eligible for a land transfer tax rebate. In Ontario, first-time buyers can receive a rebate of up to $4,000, which can significantly reduce or even eliminate the land transfer tax. To qualify, you must be purchasing your first home and meet specific residency requirements.
Property Taxes Explained
Property taxes are ongoing fees based on the assessed value of your home. These can be included in your mortgage payments. For example, if your annual property tax is $4,800, dividing this amount by 12 results in $400 added to your monthly mortgage payment.

STEP 4: Make a Competitive Offer
When you find the home you love, it’s time to put in an offer! Here’s how we’ll prepare a winning bid:
