Here’s a quick look at what you’ll find in this blog:
2025 looked very similar to 2024 with one major difference!
From a pricing and sales standpoint, the market was remarkably consistent.
The most meaningful shift this year was how many homes were available, and how many didn’t sell. We measure that using Months of Inventory (MOI).
That represents roughly a 50% increase year over year.
Put simply:
To put this into perspective, spring 2024 was an exceptionally hot seller’s market, with inventory as low as 1.74 months. By November 2025, inventory had climbed to 5.12 months nearly triple that level.
What this meant on the ground
This shift fundamentally changed the market dynamics. Buyers now have more time to consider their options and more homes to choose from, while sellers needed to price sharply and competitively from day one to stand out or they were left chasing the market. By the time they dropped their price, the average price has also gone down from the previous month.
In short:
2025 rewarded realism, punished optimism, and restored balance.
With prices essentially flat the in 2025, I expect similar stability in 2026 and I haven’t heard any economists predicting for any major shifts.
What they are predicting is a continued move towards a buyer’s market. This doesn’t mean prices tank. It simply means that buyers may have more options if the number of homes for sales continues to trend up.
For sellers, sharp pricing will become essential.
If you’re buying or selling, you can count on me for a realistic no fluff valuation. A big reason the sellers are listing to high is because their agents are afraid to disappoint them with their listing price so they take on a high-priced listing and hope maybe they can talk them down later. This leads to missed opportunities, longer timelines and unnecessary stress.
